Landscaping and Exterior Drainage for Your Birmingham, Alabama Home

Why You Have Water in Your Alabama Yard

Swimming can be a fun and enjoyable summertime activity, but not when the “pool” is comprised of water buildup in your backyard. Birmingham and all of Alabama have significantly higher average rainfall than the rest of the United States, so water buildup can be a prolific problem for Birmingham homeowners and something that many homeowners will experience at least one.

A variety of factors and contribute to water buildup in yards, but a few of the most common include:

  • Heavy rainfall: When an area of land endures substantial rainfall, the ground becomes heavily saturated and is unable to absorb any more water. Because the water cannot be absorbed further, it collects and pools in the yard.
  • Septic System Failure: Septic systems are designed to collect liquid waste from inside the home and redirect it. When these systems fail, waste can back up into your home or backyard, depositing large quantities of standing water.
  • Sloping property: Homeowners with low lying properties often experience extended water buildup as water from nearby properties with higher elevation spills down into their yard.
  • Gutter Exits: If you notice water collecting near your downspout exits, it is likely because the ground is sloped toward your house as opposed to away from it.

Not only does water buildup in your Alabama yard make it unpleasant to walk on, but it can also cause serious problems for your home and foundation. As we discussed earlier, pooling water means that the soil has been fully saturated and cannot absorb additional moisture. Heavy saturation greatly increases the soil’s hydrostatic pressure, so the soil will begin to push against the floor of your foundation, allowing water to permeate inside. When water infiltrates the home, it often manifests itself in a musty odor, mold and mildew, rotting of wood structures, and even the destruction of the floor and drywall. If left undetected or untreated, you could be facing expensive and time consuming repairs.

A few of the most common and effective solutions:

  • Surface Drainage System: This includes properly placed gutters, grading around the house, and drain pipe systems surrounding the foundation and is used to prevent water from pooling around the foundation.
  • Interior Drainage System: This method is used to redirect water that has seeped inside the house to the outside. If you have a basement, we can install a reliable and high quality basin or battery backup sump pump and ensure that it is properly directing water away from your home into a location that will not cause buildup.
  • Full Waterproofing: Proper waterproofing necessitates excavation so that all potential issues can be exposed and addressed individually. We begin the process by cleaning the foundation walls and spraying or rolling on a polymer waterproofing product. After this has dried, the coating will be masked with a dimple board product to enable improved downward water flow. We will then install an appropriately sloped drain pipe system to eradicate any future problems with pooling water.

Proper waterproofing is an extensive process that will pay dividends with respect to the elimination of water buildup. If you are experiencing water buildup in your Birmingham, Alabama backyard, do not wait until your foundation becomes affected too. Concrete Cracks from Constantly Changing Weather? In Alabama, Grout Tech can Fix It!

Fluctuating Temps can Cause Concrete Cracks in Alabama

foundation-crack-solutionsCracked concrete surfaces in driveways, sidewalks, and foundation slabs can ruin the appearance of your home or business. They can also be a trip hazard for pedestrians and family members. Concrete surfaces take a lot of abuse from fluctuating temperatures and weather conditions. There are many reasons why cracks form, but the most common are due to fluctuating temperatures. At Grout Tech, our experienced team can examine your concrete and provide concrete repair solutions for the residents in Alabama.

During the summer months, hot and dry weather conditions followed by heavy rains can affect your concrete. As a result, the soil expands and creates pressure against the foundation. Not only does summer pose a threat, winter conditions with snow, ice, and freezing temperatures can have damaging affects on concrete surfaces. These fluctuating weather patterns form cracks and gaps in the concrete, causing it to sink and shift.

Water is the main culprit when it comes to sinking and shifting concrete. There is either too much or not enough. Excess  water settles into cracks, causing cracks to deteriorate over time. The amount of rain can’t be controlled, but homeowners can minimize the damaging affects of expansive soils around their property.

  1. Remove trees and shrubs that are too close to concrete surfaces.
  2. Install proper downspout extensions.
  3. Clean clogged gutters on a regular basis by removing debris and leaves.
  4. Avoid over-watering your yard.
  5. Slope the ground away from the foundation to prevent pooling water.
  6. Get an adequate water management system.
  7. Repair concrete cracks to eliminate water seepage and leaks.
  8. Repair all plumbing leak or broken underground pipes.

Spring Severe Weather Threatens Birmingham, AL Foundations

High Winds and Wet Weather can affect your Birmingham, Alabama Home

The severe storms that have occurred across the state of Alabama over the past month has had a big effect on many homes and businesses. The constant downpours and high winds can really take a toll on a home’s foundation. All this wet weather can mean big problems for your home. Heavy rains cause a large burden on your downspouts and gutters. Large amounts of water may splash over the sides of gutters and onto the ground directly next to your foundation, making basement flooding more likely. Downspouts can also become overrun with torrents of rain, releasing gallons of water into the soil outside your foundation.

With heavy rains, there is often too much water falling on the ground for the soil to soak it all up. This can lead to standing puddles of water in your yard and around your home’s outside walls. Eventually, that standing water will begin to soak through the soil and into any cracks or gaps your home might have. These cracks and gaps are usually caused by a shifting foundation and can allow unwanted water and pests into your home. The cracks can cause both your basement and your crawlspace to fill with water.

When a basement or crawlspace gets wet, the entire house is affected. Aside from the expected property damage and water stains, many problems stem from a wet basement or crawlspace, such as:

  • Weakened floorboards: High moisture content can affect the ceiling above it, weakening floorboards and possibly rotting the wood.
  • Mold growth: Mold thrives in dark, damp places like your crawlspace. The longer the water sits, the more likely mold growth is to occur. Mold is a hazardous substance that can cause rashes or breathing problems, especially in those with asthma or allergies. The longer a family is subjected to mold, the more severe the effects can be.
  • Worsened cracks: With water constantly eating away at cracks, the cracks will widen and the problem will get even worse.
  • Increased humidity throughout the home: The humidity levels in your home can easily change if there is a lot of excess moisture coming into the air through the basement or crawlspace. Increased humidity can make doors and windows stick, and it can make daily life very unpleasant.

Proper precautions must be taken to prevent water damage in your Alabama home or business. This is why Grout Tech offers basement waterproofing in Birmingham Alabama. Don’t let spring showers ruin your day or your home. Trust Grout Tech to waterproof your home.

Grout Tech utilizes high quality ECP brand products in all basement waterproofing jobs. Our services include

  • Sump pump installation: The sump pumps used by Grout Tech have special float systems that tell the sump pump when to turn on and off. This means that you won’t waste electricity as you pump water out of your home. ECP sump pumps can pump up to 5,000 gallons of water per hour out of your home. Sump pumps are great to prevent flooding and come with a battery backup in case power is lost in the home.
  • Interior drainage system installation: These systems are buried beneath your slab and are used to control water in the home. Because they are hidden beneath concrete, it is important to have them installed correctly by a professional. Interior drainage systems remove excess water from beneath your foundation so the moisture does not make its way through the home.
  • Exterior drainage system installation: These systems pipe water from the home, either to the yard or to an installed sump pit. Exterior drainage systems are helpful when large amounts of water have previously entered your home, or your foundation walls were not correctly waterproofed upon construction.
  • Crawlspace encapsulation: Crawlspace encapsulation involves installing a vapor barrier on all the surfaces within your crawlspace. Vapor barriers provide a waterproof seal to prevent water or moisture from entering the area.
  • Crack injections: Crack injections, usually made of epoxy or polyurethane, are used to fill the cracks that may be allowing water in the home. This is often used in conjunction with vapor barriers or an exterior drainage system.

Regardless of how well your home was constructed, this movement will affect your home’s foundation.

Signs of foundation settlement should always be monitored and if any of these signs are significant, a professional should be called in to inspect the foundation. Steel piers are the most common repair products used for foundation repair today. They are used to support and stabilize the structure’s load bearing walls by transferring the weight of the structure from weaker soils onto the steel piers that are driven deep to load bearing soils. These steel piers are an end-bearing pier that does not rely upon nor requires skin friction to product support. Each of the steel piers are field load tested after installed. They are load tested individually using the maximum weight of the structure as the reaction force. A friction reduction collar is attached to the lead section of the pier pipe. The purpose of the collar is to create an opening in the soil that has a larger diameter than the pier pipe. This reduces the skin friction on the pier pipe at it is driven into the soil. The installed can then load test and verify that the pier encountered firm bearing stratum that is suitable to support the design load. During the load transfer, high pressure hydraulic jacks are place at multiple locations, reducing the load on each pier to only the design working load.

Helical tiebacks – These are designed to stabilize and strengthen bowing basement Foundation repair using helical tiebackswalls. It also holds your home and prevents moisture from entering.  If your foundation is cracked or damaged, there are way too many possible causes and consequences, fixing it right the first time is extremely important.  If you attempt to work on your own foundation you may damage it further or you may believe you’ve fixed it, while in fact the damage is getting progressively get worse.  In this case, the repairs may end up being much more extensive and expensive than the original problem.

Wall cracks are often a possible sign of foundation and structural damage.  While you may think it is easy to cover up the cover up the crack with some paint and plasterboard, the truth is you may actually have a bigger problem on your hands.  The cracks might be from the wall being stretched or compressed by foundation settlement.  It is always safe to have any cracks examined by a professional they might have bigger problems hidden within them.

Most foundation problems are the result of settlement. Meaning that over time as soil conditions changed, soil may have expanded, contracted, or eroded and it is not uncommon that your home may have sunk a few inches into the soil. This can be fixed by a professional crew, but it is hard to imagine that any homeowner has the resources necessary to install the proper supports and raise the home back to its designated elevation.

These are by no means a reliable replacement for professional repair. Every home is not the same and every situation is different, therefore, how can a universal kit be the ultimate solution to your situation? These websites do not send over a qualified structural engineers, they will just mail you a bag of carbon fiber strips to apply on your own. But where? And how?   Slapping a strip of carbon fiber across a cracked wall will not halt foundation settlement.  The only thing these kits are good for is giving homeowners a false sense of security, while the problem actually worsens without their knowing.  In the end these kits will cost you more money than calling a professional in the first place.

Grout Tech wants to take care of you.  Foundation issues and structural settlement can be scary to think about, however, with the right crew behind you, you can rest assured that your home will be safe and sound. Call us today and see what we can do for you.

Who we Serve and What we do

What Foundation Services do we Offer

The foundation is the most important part of any building, it disperses the structures weight to the soil below. Your home is your biggest investment and if you have damaged or dysfunctional foundation the well being of your house could be at stake.  If you notice any  foundation cracks or potential issues call Grout Tech immediately; we want to preserve the integrity of your home. We are your foundation repair experts of Alabama.

When a house settles it sinks a little bit into the soil beneath it. While it may seem like it’s not sinking very far, a few inches can have severe effects on the structure. Some warning signs to be aware of include sticking windows and doors, cabinets that won’t stay closed, and leaning or bowing walls.  Foundation settlement is no laughing matter and it shouldn’t be put off to be fixed later. The longer you wait the more expensive and problematic the issue could become. Grout Tech has the tools necessary to guarantee your home’s well being.

Helical Piers AlabamaOur most common procedure for fixing up foundations is a process called underpinning.  When we underpin your home we use helical and steel piers to help support the weight of the building.   Helical and Steel piers are driven deep into the soil below your home until they reach the stable footing of bedrock, the opposite end is then attached to your foundation, holding up the house and preventing further settlement.  These products are great for homes that have began to settle or sink into the soil.  We have many different types and sizes of piers, this way we can guarantee the perfect fit for your home.  The bigger more expensive piers might be unnecessary for your house while the smaller ones might not be able to support it properly.  We have a wide range so that you get exactly what you need for your budget and home.

Helical Tiebacks Alabama, Foundation Repair AlabamaAnother common tool we use is Helical tiebacks and anchors.  These are used for returning bending and bowing walls to their original perpendicular position. Helical tiebacks and anchors are attached to the inside of a basement wall and are pulled by a long pole that stretches out into the soils outside. Overtime they can be tightened until the walls have reached their original strength. These tools are perfect for homes that have had previous settlement issues.  Basement walls may not have returned to their upright positions and anchors and tiebacks can help.

Our final service is called mudjacking or slabjacking.  When soil contracts during dry seasons it may leave voids underneath of your home. This could cause your basement concrete slab to crack and dip into the void. When soil is dry and hot it may begin to erode causing the small gaps and voids under your slab.  If you notice your floor sloping or drooping call us today. At Grout Tech we can fill that void with grout and raise the slab to its original position. Eliminating all problems.

We also offer basement waterproofing systems for your home. One of the biggest problems that has the easiest fix is your gutters. Often times gutters will be full of leaves and sticks causing water to flow over and pool around your foundation. You should check your sump pump as well, they don’t last forever sometimes they may need to be repaired or replaced. Being alert and observant of your home’s condition is one of the easiest ways to save money. If you notice water pooling around the foundation then you may need to hire someone to help redirect water away from your home. It also wise to know the warning signs of moisture and water seepage. If you notice a musty smell, or condensation on duct work then you might have some moisture in your crawl space or basement.   For more help tips on keeping your basement dry contact us today.
